Ka Makana at Hoakalei in Ewa Beach, Hawaii

The Ka Makana at Hoakalei subdivision in Ewa Beach, Hawaii is almost all sold out as of March 10, 2013.  There are currently no available homes with the exception of the 60 series and 65 series homes that along the perimeter of the Hoakalei Country Club Golf Course and along the back perimeter of Barbers Point Golf Course.  Those homes start at approximately 750k and go up to over 1 million dollars.

All of the 20 through 50 series homes have been sold out.  The developer is taking an interest list for people that want to purchase one of the model homes.

The current sales office and parking lot will be demolished and will make way for more townhomes.

Once the building commences in the new subdivision near the 14th green and 15th tee box of Hoakalei Country Club, it will most likely feature different models of homes that have yet to be announced.  Once that information is available, it will be posted on this website.

All of the homes built in this subdivision are VA approved and can be purchased using a VA Home Loan in Hawaii.

Important Information: Using Your Hawaii Home as a Rental Property

Are you a home owner in Hawaii and considering holding onto your property when you leave Hawaii on Military PCS orders, Retirement Orders or something similar?  What would you do with your house when you leave?  If you plan on keeping the house and using it as an investment/rental property, you should be aware that you could very possibly be subjected to the HARPTA tax which the state of Hawaii taxes people who are non-owner occupants of property and who sell their property at a future date.  For example:  If the Military Servicemember in Hawaii had a home that they used for a rental property after they left Hawaii and then several years later they sold the property, they would almost certainly be subject to the HARPTA tax.  The HARPTA tax is 5% of the amount realized.  If the house sold for $650,000 then the tax would be $32,500.00.  On a $350,000 house, the HARPTA tax would be $17,500.00.  That is definitely something for you to keep in mind if you decide to use your piece of Hawaii real estate as a rental.  Since I am not a tax professional or attorney, I suggest you check out the State of Hawaii Department of Taxation Website for further information and clarification.

On a side-note, if you are in the Military and you have been pre approved with USAA or Navy Federal Credit Union, you wont want to use them to purchase a new home in Ewa Gentry or Ka Makana at Hoakalei.  The reason for this is because the developer of these communities will offer special incentives to use THEIR lead lender, Central Pacific Home Loans.  If you don’t use their lead lender, you may not be able to get the substantial incentives such as having your closing costs and loan points paid for by the developer.  That could amount to a VERY LARGE sum of money.  Don’t get nervous about using the developers lead lender because Central Pacific Home Loans has the same loan programs and low interest rates that you will find at USAA and Navy Federal Credit Union.  The developers lead lender also does VA Loans in Hawaii too!

Oahu Private Country Clubs

My vote for the 2012 best private country club and golf course on the island of Oahu in Hawaii is Honolulu Country Club.  Great golf course, well manicured, nice greens and fantastic clubhouse facilities.  Management is excellent.  Head pro and apprentice pros are also excellent especially Cameron Kucic.  I long to be a member of a country club that is run by professionals.

Shortage of Homes For Sale, Oahu, Hawaii Dec 21, 2012

There is a severe shortage of homes for sale on Oahu, Hawaii.  This is both for existing homes and new construction.  Buyers and their real estate agent need to be ON TOP OF THE MARKET or they will miss out on the homes that come on the market.  If a new property comes on the market, you MUST go out to see it as soon as possible because if you wait til the weekend or until the next week, the house will most likely be taken by someone else assuming it is priced correctly, it is in decent condition and it is in a good location.  For new home sales, developers are using the “lottery system” to sell houses.  Yes, that’s right, people are having to “win” the right to buy a home in Hawaii!
