Ka Makana at Hoakalei School Zoning

Finding a place to live on Oahu can be a challenge if you are looking for affordability, quality, location, price and school districts on Oahu.

The new subdivision in Ewa Beach is called Ka Makana at Hoakalei.  The homes that are built in this subdivision are zoned for the following schools:

1.  Elementary School is Ewa Beach Elementary School

2.  Middle School is going to be the almost completed, newly built Ewa Makai Middle School.  Currently, the students that live in Ka Makana at Hoakalei are going to Ilima Middle School in Ewa Beach.  Once Ewa Makai Middle School opens, the students will be transferred to the new school.

3.  High School is Campbell High School which is the only high school in Ewa Beach.

Hoakalei Country Club Monthly Dues

Want another great reason to join Hoakalei Country Club in Ewa Beach?  The monthly dues cover all of your greens fees (there is a fee for electric carts though which is very reasonable).  Unlike all the other private country clubs on Oahu, THERE IS NO REQUIREMENT TO SPEND A MONTHLY MINIMUM IN THE RESTAURANT!  Check around with the other private country clubs on Oahu and you will find that you have monthly minimums that must be spent in the restaurants (I have been told that one of the clubs monthly restaurant fee is higher than the monthly golf dues).

I have spoken to several of the founding members at Hoakalei Country Club and we all agreed that one of the major reasons that we joined the club was because there was no requirement to spend a monthly minimum at the restaurant. 

I know what some of you may be thinking:  THERE IS NO RESTAURANT AT HOAKALEI COUNTRY CLUB.  Think again!  The kitchen arrived a few weeks ago and it is being set up to begin food preparation next month.  We are all very excited that we will be able to eat at Hoakalei Golf Course very soon!

The permanent club house and restaurant is still years away from completion but in the interim, the temporary facility will work just fine!

Hoakalei Golf Course and Country Club in Ewa Beach, Hawaii will be having their first Club Championship on June 26th and June 27th.

All members are eligible to participate and there will be winners in several different categories including low gross, low net, men and women.

Hoakalei Country Club Membership Opportunities

Hoakalei Country Club in Ewa Beach, Hawaii offers several different opportunities for membership. 

1.  Resident Non Transferable lifetime membership

2.  Resident Transferable lifetime membership

Both of these memberships give you, your spouse or significant other and children under age 25 full golfing privileges year round.  The only additional golf fee would be for cart rental which is $20 per rider, per round.  There are also monthly dues which includes all greens fees.

3.  Option Membership.  This is a 1 year membership and is only available for a limited time.

Short Sales on Oahu

Interested in a short sale on Oahu?  Be prepared to pay fair market value or very close to fair market value for the property.  The banks are not allowing fire sales so don’t think you can “go in low” and have a chance to get the property unless it is something totally undesirable.  In that case, you might have a chance.

If you REALLY want to buy Real Estate in Hawaii as your primary residence then you will need to make a good offer.  If you don’t, you will continue to be disappointed as you miss out on Oahu Short Sales.  The time that you spend screwing around and making offers that wont be acceptable to the lender will make you a loser in the long run.  Interest rates wont stay low forever especially as the economy shows signs of recovery.  Make a good offer on the short sale and get into the house while can take advantage of the great interest rates.

HAP/Short Sale Program In Hawaii (A True Story)

Last year, “Roger” and “Crystal” needed to sell their Ewa Beach, Hawaii home because of a military PCS (Permanent Change of Station) move back to the mainland.

Due to the drop in prices from the time they purchased their Ewa Beach Single Family Home until it was time to sell, they found themselves in an upside down position just like many other Hawaii home owners.

They decided to list their home as a Short Sale adding to the already inventory of Short Sales in Ewa Beach.  Simultaneously, they applied for the HAP or Homeowners Assistance Program through the US Army Corps of Engineers.

After listing their home with Team Kucic, of RE/MAX Honolulu as a Short Sale, multiple offers were received, Roger and Crystal selected one offer from a VA Military Buyer in Hawaii and within 45 days, the lender approved the Short Sale and the transaction closed.

As part of the Short Sale Approval, the lender required Roger and Crystal to sign a promissory note saying they would pay back $XXXXX to the lender over a period of years at a 0% interest rate.  Roger and Crystal negotiated with the lender and got the lender to cut the amount by 50% if they paid the amount in full all at once.  The lender agreed.

Initially after the short sale, Roger and Crystals credit dropped 70 points.  After they paid off the agreed upon amount to the lender (50% less than what the lender wanted), the lender reported the transaction as “settled” to the credit bureau and their credit score went back up 40 points. When it was all said and done, they had lost 30 points on their credit score.

The HAPapplication that they submitted was disapproved because they had not seen a decrease of 10% or more on the price of their home.  I don’t know if the HAP folks are looking to Zillow or RealtyTrac to get their info but they (HAP) are WRONG about the 10%!  Their property definitely went down 10% or more.  This is unfortunate because Roger and Crystal met every one of the criteria set forth by the HAP program only to be denied due to HAP obtaining inaccurate information about home values in Ewa Beach.

Ewa Beach Park in Ewa Beach, Hawaii

Take Exit 5A off the H-1 freeway and head south on Ft. Weaver Road.  Once you get to the very end of Ft. Weaver Road, look to your right and you will find Ewa Beach Park.  This park is nice, clean and convenient for those of us that live in Ewa Beach.  The park has a pavilion, playground, baseball backstop, large grassy area, sandy beach, outdoor showers, mens and womens bathrooms, picnic tables and trash cans.  If you want a quiet day at the beach as you sit and enjoy views of the Pacific Ocean, Wakiki, Honolulu and Diamond Head, you can enjoy that from Ewa Beach Park.
